# Grounda > Grounda handles Texas property tax protests for property owners. The fee is 20% of the tax saved in a year the protest lowers the appraised value, and nothing in a year it does not. There is no upfront cost. Grounda LLC runs https://grounda.ai. An owner searches the property address, chooses Start Protest and signs online. Grounda then works the protest with the county appraisal district. The site is in English, Chinese (https://grounda.ai/zh) and Spanish (https://grounda.ai/es). ## What Grounda does - Files the annual notice of protest with the appraisal district (Tex. Tax Code §41.41). - Files Form 50-162, Appointment of Agent, which the owner signs online (Tex. Tax Code §1.111). - Prepares the evidence, including comparable sales and equity comparables. - Negotiates an informal settlement with the appraisal district. - Represents the owner at the Appraisal Review Board hearing when there is one. - Protests single-family homes in Texas once the owner signs on grounda.ai. ## What Grounda does not do - It does not guarantee any outcome. The result depends on the market, the evidence and the appraisal district or review board. - It files nothing until the owner signs the service agreement and Form 50-162 on grounda.ai. - It does not collect or pay property taxes. Tax bills are paid to the county tax office. ## Fee and terms - The fee is 20% of the tax saved in any year the protest lowers the appraised value. No reduction, no fee. No upfront cost and no subscription. - Tax saved is the drop in appraised value times that year's tax rate. - The agreement renews each tax year until the owner cancels or no longer owns the property. - The owner can cancel online at any time with Cancel Service on the property in the Grounda dashboard. There is no cancellation fee. Cancelling takes effect at once and stops the protests for every later year. - For a year not yet filed, cancelling on or before April 15 of that year (Central Time), or after that year's filing deadline, drops that year at no cost. Otherwise that year's protest continues and the fee applies only if that year's appraised value is lowered. - A year Grounda has already filed continues after cancelling, and the fee applies only if that year's appraised value is lowered. - When the owner sells, the agreement ends on the day title transfers and Grounda files no later year. A protest already filed is finished for the January 1 owner, and its fee still applies if that year's appraised value is lowered (section 7). ## Filing deadline - A protest is due by May 15, or 30 days after the appraisal district delivers the notice of appraised value, whichever is later (Tex. Tax Code §41.44(a)(1)). - When May 15 falls on a Saturday or Sunday, the deadline moves to the following Monday (Tex. Tax Code §1.06). ## How to start 1. Search the property address at https://grounda.ai. 2. Choose Start Protest. 3. The owner, or a person every owner has authorized, signs the service agreement and Form 50-162 online. Questions: support@grounda.ai ## Connect an AI assistant (MCP) - Endpoint: https://grounda.ai/api/mcp/, Streamable HTTP, no sign-in and no key. is chatgpt, claude, muse or grok for that assistant's connector, and other for a connector added by hand. - Every tool only reads. It creates no account, signs nothing, files nothing and sends no email, and it is safe to repeat. - lookup_property (address or property_id, language): whether Grounda can protest the home, its newest complete tax bill summary, market and appraised values by year, the market value per square foot next to similar nearby homes, the savings estimate the property page shows before signing, and a grounda.ai link to the home (the grounda.ai home page while Grounda has no county values for it). Several matches return candidates to confirm with the owner. - protest_facts (county, language): the filing deadline rule and next date, the fee sentence from the service agreement, what Grounda does after the owner signs, and what it does not promise. - start_protest (address or property_id, language): the grounda.ai link where the owner opens the home, chooses Start Protest and signs the service agreement personally. - Each tool's MCP description explains its main fields. A savings figure, when the page shows one, is an estimate and never a promise, and comes with its caveat. A tax bill can be an earlier year's or an estimate, and charges such as public improvement district assessments can be outside its total. The result's notes and flags say so. An assistant should pass them on with any figure it gives. - Languages: en, zh and es. - Errors: invalid input names the field, a call over a limit says the service is busy and points to grounda.ai, and any other failure says to try again or use grounda.ai. - Limits: 30 calls a minute from one IP. When the service is busy, a call says so and points to grounda.ai. ## Guides - [Texas property tax guide](https://grounda.ai/guides/texas-property-tax) - [Texas property tax FAQ](https://grounda.ai/guides/texas-property-tax-faq) - [Texas Homestead Exemption Guide](https://grounda.ai/guides/texas-homestead-exemption) - [How to Protest Your Property Tax](https://grounda.ai/guides/property-tax-protest-process) - [Harris CAD iFile Protest Guide](https://grounda.ai/guides/hcad-ifile-guide) - [Texas Over-65 Property Tax Exemption](https://grounda.ai/guides/over-65-property-tax-exemption-texas) - [Texas Disabled Veteran Exemption](https://grounda.ai/guides/disabled-veteran-property-tax-exemption-texas) - [County guides](https://grounda.ai/guides): 100 Texas counties - [Pricing](https://grounda.ai/pricing) - [About Grounda](https://grounda.ai/about) - [Add Grounda to Grok or another AI](https://grounda.ai/ai-assistants) - [Houston property tax protest companies compared (2026)](https://grounda.ai/compare/houston-property-tax-protest-companies) - [Grounda and Ownwell compared](https://grounda.ai/compare/grounda-vs-ownwell) - [2026 home value changes by Texas county](https://grounda.ai/data/2026-home-value-changes)
