Pricing
The fee is 20% of the tax saved in a year the protest lowers the appraised value, and nothing in a year it does not. There is no upfront cost, no subscription and no cancellation fee.
How the fee is figured
Tax saved is the appraised value before the protest minus the final appraised value, times that year's tax rate (service agreement, section 3), and the fee is 20% of that.
| Drop in appraised value | Tax rate | Tax saved | Fee |
|---|---|---|---|
| $50,000 | 2.5% | $1,250 | $250 |
| $20,000 | 2.2% | $440 | $88 |
Examples at sample tax rates. Your fee uses your home's tax rate for that year.
No reduction: no fee
If the protest lowers the market value but the homestead cap keeps the appraised value where it was, the appraised value did not drop, so there is no fee (Tex. Tax Code §23.23).
When you pay
In a year the protest lowers the appraised value, the invoice is sent within 30 days after that year's protest is final, and it is due 30 days after it is sent (service agreement, sections 3 and 4). Nothing is charged before the invoice.
What is included
- Files the annual notice of protest with the appraisal district (Tex. Tax Code §41.41).
- Files Form 50-162, Appointment of Agent, which the owner signs online (Tex. Tax Code §1.111).
- Prepares the evidence, including comparable sales and equity comparables.
- Negotiates an informal settlement with the appraisal district.
- Represents the owner at the Appraisal Review Board hearing when there is one.
- Protests single-family homes in Texas once the owner signs on grounda.ai.
- Protests again each year until the owner cancels or no longer owns the home (service agreement, sections 5 to 7).
Cancelling
Can I cancel the authorization?
Yes, online at any time. For a tax year we have not filed yet, cancel on or before April 15 of that year (Central Time), or after that year's filing deadline has passed, and that year is dropped at no cost. Otherwise that year's protest continues and cancelling stops the years after it. Any fee is a percentage of actual savings in a year the protest lowers your appraised value, and there is no cancellation fee.
Languages
The website, online sign-up, service agreement, protest status and payment emails, and email support are in English, Chinese (中文) and Spanish (Español). Write to support@grounda.ai in any of the three and we reply in the same language. The state forms we file with the appraisal district are in English, and we take care of them for you.
